Booking and Payment Policies
Booking Confirmation: Reservations are confirmed upon receipt of full payment or a deposit (as agreed).
Payment Methods: Payments accepted via credit/debit cards or bank transfers.
Cancellation Policy: Free cancellation up to 7 days before check-in. Cancellations made within 7 days of arrival will incur a [e.g., 50%] fee.
Minimum Stay: A minimum stay of 2 nights is required.

Check-in and Check-out Policies
Check-in: From 4:00 PM (Monday to Sunday).
Key-Safe Service: Check-in is contactless. Key-safe instructions, including location and access codes, will be provided on the day of arrival.
Check-out: 10:00 AM (Monday to Friday). 11:00 AM (Saturday and Sunday).
Late Check-out: If required, late check-out is available for an additional fee of £10 per hour. Late check-outs must be pre-arranged and are subject to availability. Guests must return the key to the key-safe upon departure. -
House Rules
Smoking: No smoking indoors. Smoking is permitted only in designated outdoor areas.
Pets: No pets allowed unless agreed upon in advance. Additional fees may apply for approved pets.
Noise: Quiet hours are from 10:00 PM to 8:00 AM. Please respect neighbors and other guests.
Occupancy: Maximum occupancy is [e.g., 6 guests]. Unauthorized guests are strictly prohibited.
Unauthorized Guests: Allowing unauthorized guests on the property may compromise your security deposit. -
Damage and Security Deposit
Deposit: A refundable security deposit of £200 is required before check-in.
Damages: Guests will be responsible for any damages or loss incurred during their stay. Repair/replacement costs will be deducted from the deposit. -
Cleaning and Maintenance
Cleanliness: Guests are expected to leave the property in a reasonably tidy condition (e.g., dishes washed, rubbish in bins). Excessive cleaning fees may apply.
Housekeeping: For stays longer than [e.g., 7 days], weekly cleaning and linen changes are provided.
Additional Cleaning: If additional cleaning is required during long stays, this can be arranged at an extra cost. Please contact us to discuss availability and fees.
Repairs: Any maintenance issues should be reported promptly to ensure swift resolution. -
Safety and Emergencies
Keys: Lost key replacement fee of £50 will apply. Guests must ensure the key is returned to the key-safe upon check-out.

Fire Safety: Please familiarize yourself with the fire safety procedures outlined in the welcome pack.
